Spearfish Canyon, located just a few miles from town, is one of the most scenic areas in the country, with towering limestone cliffs, cascading waterfalls, and crystal-clear streams. The region is also home to Mount Rushmore, Crazy Horse Memorial, Custer State Park, and many other “must-see” national parks and monuments.

Downtown Spearfish has that wonderful Midwestern charm, with a small but thriving rural community, cute shops, restaurants, coffee bars, cafes, and saloons. People are always out and about, and there’s usually something festive going on. The community is incredibly friendly, and we felt welcomed from the moment we arrived. Whether it’s a smile or a wave from a passerby, people here make you feel at home.

Spearfish’s real estate market is a hidden gem that offers unique opportunities for those seeking a new home. Compared to other areas in the United States, the region has a slower pace of life and is buffered from the economic fluctuations of the rest of the country. We found the housing market in Spearfish to be active with a diverse range of properties, including charming 100+-year-old homes and newly constructed houses. We ended up buying a modest 3 bedroom, 2 bath home in the high $300 range, and it has potentially appreciated $80,000+ from 2021-23. The average sale price right now is around $400,000 in Spearfish. We found it so fun to house hunt here! And since we moved here from Oregon, we were able to get more for our money. It’s essential to work with a knowledgeable real estate agency that can provide information on homes in the area, flood plains, covenants, and other essential details to consider when buying a property here.

Compared to many other states, South Dakota is one of the most financially beneficial states to live in the United States. It’s one of only seven states that don’t charge personal income tax, and it doesn’t end there. South Dakota is also one of only two states, the other being Wyoming, that doesn’t charge corporate income tax and gross receipt tax on businesses. This makes it an ideal place to start and run your business, and it was an important consideration for us. We’ve saved a lot on our taxes already, it’s been great!

South Dakota’s low cost of living is also lower than the national average. We found the rental rates to be fairly high, with very few rental properties available. But overall, it’s still affordable to live a more comfortable life here than most places we’ve lived.

4. Freedoms

No doubt about it, South Dakota is a state that values freedom, and that’s probably the biggest reason we moved and love living here. It’s a big, wide-open space with fewer people, giving you room to breathe and live your life the way you want. I remember seeing a meme on Facebook during COVID’s first stages to the effect of well under a million people spread across 77,000 square miles, “South Dakota has always practiced its own form of social distancing” I love that! This state is also very conservative, with a governor who values individual liberties and freedoms.

In fact, during the COVID-19 pandemic, South Dakota is the only state that did not issue a lockdown, which allowed businesses to stay open, and people to continue living their lives without government interference. There was no mask mandate, and people are not afraid to wave or say hello. It’s this kind of openness and friendliness that makes South Dakota a unique and special place to live.

5. Active Community!

Outdoor enthusiasts fit right in here! Spearfish is home to an incredibly active community that can’t get enough of outdoor adventures. With over 227 sunny days per year, this lively community is always looking for ways to stay active and engaged.
